Each villa will be a 3 storey 4 bedroom Bali/ Costa Rican tropical home with uninterrupted volcano views. There are wonderful indoor and outdoor social spaces, fully equipped indoor and outdoor kitchens, a floating firepit lounge, volcano view bathtubs in the master bedrooms, and an infinity pool with a volcano backdrop and a waterslide. Our design stems from data driven decisions, filling gaps in the vacation rental and accommodation market. Our design is a function of market demand, which appeals to families and groups. There are only 138 4-bedroom vacation rentals, 19 of which are luxury. We are confident we are setting a new standard for vacation rentals in the area.

Why Arenal?Data from Arenal presents consistently strong demand and an under supply of upscale and luxury vacation rentals. With occupancy rates of 80%+ for best quality rentals (country average is 51%) and robust Average Daily Rates (ADR), the location deserves more truly high touch vacation rental accommodations.

How confident are you in generating returns in Arenal?Arenal only has one upscale “jungle villa”, which performs exceptionally well (87% occupancy), without the location, amenities and experience we will provide. This, combined with a partnership with the country’s largest luxury travel company (Costa Rican Vacations) makes us confident in generating the expected returns.

What is my security?As a shareholder, you will own a share in the company that owns the land and the building.

How will returns be paid?Dividends will be paid once a year based on an approved distribution. We aim to keep a minimum reserve of funds for the day-to-day operations, maintenance and repairs.

Can I use the property?Shareholders are entitled to 5-nights during the off-season (Sept 1 - Nov 15), and can use the villa other times of the year at 25% discount.

Can I sell my share?A mechanism is in place where shares must first be offered to existing shareholders before being presented to third parties. Shares may be transferred to heirs.

What is the exit strategy for the Arenal villas?In year 4 of operation, we will put the properties on the market with the goal to have sold by the end of year 5.

What happens during a liquidity moment?The shareholders will receive an equal share of the proceeds, less any legal and transaction fees.

Is there a property management fee?There will be a fixed monthly fee plus 25% of the net revenue that will be paid to the management company. All costs have been accounted for in these projections.
